The 35-storey tower will become part of the City’s emerging skyscraper cluster and its design offers 90,000m2 of floor space for single or multiple tenancy occupation. The development also includes two low-level, mixed-use buildings, one of which will become the new livery hall for the Worshipful Company of Leathersellers.
As building services consultants for 100 Bishopsgate, we devised the development’s low-energy strategy, including a façade designed to achieve a high level of thermal performance while optimising natural daylight. The engineering systems have been designed to be highly flexible so that tenants have maximum choice while also being very efficient under all operating scenarios. The systems are supported by a number of low and zero carbon technologies, which have been incorporated into the scheme.
We modelled the entire building in a 3D virtual environment to coordinate and develop the design to an extremely high level. This allowed us to maximise the net lettable area and minimise project risk.
The design team has targeted a BREEAM Excellent rating and the project is LEED Gold pre-certified.
