    Principal Place

    This is a perfect example of a major London project that embraces a holistic approach to wider sustainability targets and incorporates a full range of energy conservation measures. The result will be a very low energy and sustainable building.

    We’ve ensured that the office floors can accommodate traditional HVAC strategies, including fan coils or chilled beams, combined with an ultra-low energy mixed mode approach to ventilate the floors during the mid seasons. Our approach has resulted in a building predicted to substantially exceed the requirements of the 2013 Building regulations and achieve an EPC B Rating.

    We devised a project-specific Sustainability Implementation Plan to monitor and track the design as it develops.

    Notable achievements so far include:

    • > 30% better than Part L - the façade of the building has been designed to maximise daylight while minimising unwanted summertime solar gain, which will reduce the energy demand of the building. By specifying high-performance plant and equipment with easy to use controls, we’ve enabled a building design that exceeds the anticipated requirements of Part L 2013. The building has extensive energy metering so occupiers can readily monitor and refine on-going energy consumption.
    • 40% reduction in water use – water-efficient fixtures and fittings, along with a rainwater harvesting system, will reduce the building’s water demand to around 3m³/person/year. The public realm area landscape irrigation will be entirely watered from harvested rain water. Tenant water metering and leak detection will enable easy monitoring of consumption.
