    Principal Place is a premier office development in a prime area of London EC2, situated near some of the world’s most distinguished financial institutions.

    Since the beginning of concept design for this 600,000 sq m ground scraper, designed by Foster + Partners, we’ve been providing our expertise to ensure its engineering systems are designed to the highest sustainability standards.

    To ensure our overarching sustainability goals were delivered though the lifecycle of the project, we developed a unique, detailed, project-specific sustainability implementation plan (SIP) which covers all the pillars of sustainability at design stage, construction and operation. The SIP provides the whole design chain with a series of clearly defined indicators that describe the scheme’s commitment to all aspects of sustainability, including:

    • Enhanced biodiversity - the scheme is developed on an existing brownfield site. Enhanced biodiversity will be provided through 75% coverage of brown roofs attracting local wildlife, including the endangered Black Redstart.
    • Safe and Secure - the new Principal Place public realm is designed to encourage improved community cohesion through high quality inviting communal areas.
    • Maximum daylight for employees: 90% of the floor plate is covered
    • Reduced waste - the scheme is designed to encourage minimal waste both at construction and operational stages. Ample space for sorting and storing recyclables is included.
    • Great transport links - the site is near a major transport hub for trains and buses. Dedicated secure cycle storage for 306 bikes is planned and Car parking will be provided with electric charging points to encourage clean, green vehicles.
    • Rainwater harvesting: 100% of public realm landscape irrigation through rainwater harvesting.
    • Materials - The office maximises the amount of A and A+ rated materials (Green Guide to Specification). 30% of material used will be locally sourced in the UK.
    • BREEAM Excellent - the scheme is targeting an Excellent rating.

    The end result is a highly sustainable, top quality development in London.
